1. Computerized Maintenance Management System (CMMS) :
Computerized Maintenance Management System (CMMS) is a software tool that is basically developed to manage maintenance activities and resources so that performance can be consistent without any interruption and to increase efficiency as well as productivity.

2. Enterprise Asset Management (EAM) :
Enterprise Asset Management (EAM) is a software tool that is basically developed to manage maintenance of assets simply to increase lifespan of assets, reduce cost, and improves quality of products.



Difference between CMMS and EAM :

CMMS EAM
CMMS is generally designed to manage all maintenance requests, activities, and resources. EAM is generally designed to manage all assets that are present within organization.
It only focuses on maintenance of assets. It focuses on increasing lifespan of assets rather than only maintenance.
Main objective of CMMS is to monitor condition of assets. Main objective of EAM is to increase quality of assets and its usage while reducing costs.
CMMS is good for small business or organizations that only wants to track work orders, report maintenance. EAM is good for medium to large organizations or business that wants to manage maintenance, report, plan, organize functions.
CMMS does not provide warranties associated with each asset. EAM provides warranties associated with each asset.
CMMS does not track and record any action taken to maintain, repair, and restore assets. EAM tracks and records any action is taken to maintain, repair, and restore assets.
CMMS does not monitor energy and real-time meter readings. EAM monitors energy and real-time meter readings.
CMMS is only used by maintenance and technician team members. EAM is not only used by Maintenance and technician team but also by budgeting team, accounting and compliance team, IT department, etc.
CMMS only manages single location or limited sites. EAM manages multiple locations or multiple sites.
CMMS is less focused and has fewer functionalities and features than EAM. EAM is more focused and has more functionalities and features than CMMS.
CMMS does not provide fleet management, document, and image management, budget management, etc. EAM provides fleet management, document, and image management, budget management, etc.
